The Joint Commission Director, Building & Facilities Operations in Oakbrook Terrace, Illinois

Overview

Responsible for the overall planning & sustainable design, construction, maintenance, budget, and efficient operation of all equipment and facility support operations within the corporate office. Strategic focus on developing and implementing short- and long-term plans to reduce, reuse, and recycle resources to create a more energy-efficient workplace with a reduced carbon footprint. Develop and monitor a multimillion-dollar budget and direct, negotiate, and approve contracts to meet current and future needs. Oversee and continuously plan and direct all building operations, including, but not limited to space planning, repairs, refurbishments, and the maintenance of mechanical, electrical, fire/life workplace safety, plumbing, and waste management systems. Supervise a team (employees and contracted staff) of engineers, security, reprographics, shipping, and mail center staff.

Responsibilities

  • Create short and long term (3-5 year) plans, including corresponding budgets, for overall facility operations & maintenance needs and improvements.

  • Develop methods for tracking the carbon footprint of the building and develop and implement both short term and long-term improvements to reduce the carbon footprint.Monitor and ensure building services purchases and equipment are environmentally sustainable. Report on environmentally sustainable activities.

  • Develop and maintain a multimillion-dollar expense and capital budget.

  • Manage the overall day-to-day activities and operations within the facility.

  • Develop space plans in accordance with approved standards,

  • Ensure the building facility meets required service standards and comply with all local laws and regulations.

  • Develop and implement corporate policies for areas in scope of responsibility.

  • Plan, organize, and oversee construction projects and space planning activities, ensuring alignment with the organization’s environmental sustainability goals.

  • Develop, plan, and implement emergency procedures and back up plans for facility, ensuring a rapid response to any potential emergency situations. This includes conducting drills and the training of safety coordinators.

  • Oversee offsite records program.

  • Chair and participate in corporate meetings, as requested.

  • Attend and prepare for quarterly meetings with local fire and police departments.

  • Corporate contact with Oakbrook Landowners Association.

  • Network with the Building Owners and Manager Association (BOMA) members to remain current on issues of sustainability, workplace safety, and vendor selection.

  • Manage relationship with IUOE for the management of building engineers.

Qualifications

  • Bachelor's degree in Facilities Management, Building Engineering, or related field.

  • 10+ years of facilities management experience. in a single tenant facility preferred.

  • 5+ years of people management experience (both internal and contracted staff) required.

  • Experience planning, organizing, and directing the activities of the International Union of Operating Engineers (IUOE) preferred.

  • Experience in operational and strategic planning, as well ascreating and managing a multi-million-dollaroperating/maintenance budget.

  • Technical hands-on knowledge in building systems including mechanical, plumbing, electrical, and general construction, preferred

  • General knowledge of construction; the ability to read and interpret blueprints, contract specs, and drawings; and a proven track record of project management is necessary.

  • Proven negotiation skills to ensure favorable contractual agreements.
